What Is a Construction Consultant?

A construction consultant is an experienced, licensed construction professional engaged to advise an owner rather than to perform the construction — reviewing drawings, budgets, bids, contracts, and work in progress on the owner’s behalf.

What a consultant actually does

The work varies with the stage. Before a project starts, a consultant reviews drawings and specifications for gaps, sanity-checks a budget against real regional costs, evaluates contractor bids on a like-for-like basis, and reads the construction contract for terms that shift risk onto the owner.

During construction, the role shifts to verification: confirming that what is being built matches what was drawn and paid for, reviewing pay applications and change orders against actual progress, and flagging problems while they are still cheap to fix.

How it differs from hiring a general contractor

A general contractor is responsible for delivering the building. A consultant is responsible for advising you about it. The distinction matters most in the moments where those interests diverge, such as when a change order is priced, a schedule slips, or a detail is built differently than drawn.

Because the consultant is not performing the work, the advice is not shaped by the cost of performing it. That is the entire reason owners engage one.

When it is worth engaging one

Consulting tends to pay for itself on projects where the owner is not a construction professional and the amount at stake is large relative to the fee. Common cases include building a custom home with a builder you have not worked with before, taking on a first commercial build-out, evaluating a project that has already gone wrong, and reviewing a contract before signing it.

It is generally not worth it on small, well-defined work with a contractor you already trust.
